List Your Property in Phuket for Sale

Step 1: List Your Property With Us

You can submit your property for sale directly through our website (simply click “Sell” in the header menu). While only basic information is required, we strongly recommend providing as many details as possible—this helps us market your property effectively and attract the right buyers.

Agency Agreement

To proceed, we will need copies of your title deed (chanote) and your ID or passport. These documents confirm ownership and your authority to sell. By default, our agency agreement is non-exclusive, meaning you are free to list your property elsewhere or sell it privately at the same time. If you prefer, we can also act as your exclusive agent. In this case, your property will benefit from wider exposure, including promotion to our email network of more than 800 partners in Phuket. Value-Added Marketing Material: If you don’t have high-quality images, we’ll arrange a photo shoot for you. Professional photo/video, aerial drone, and 3D tours are available on request.

Step 2: Viewings

If you are not currently living in the property (or staying elsewhere in Phuket), we will need the contact details of someone who can provide access. For houses and villas, this might be a maid, caretaker, or a trusted friend.

For apartments and condominiums, the key can usually be left with the juristic office, which can release it to us upon your authorization. To make viewings easier and avoid delays, we recommend granting us permanent authorization to collect the key directly.

We also advise ensuring your property is in the best possible condition for viewings, even if you are not residing there. Presentation matters: tidy interiors, a clean pool, and a well-kept garden can make a big difference. This is especially important for villas, which do not benefit from common-area maintenance—an overgrown garden or neglected pool can quickly discourage potential buyers.

Step 3: Reservation Agreement

When you accept an offer from a buyer, we will prepare a Reservation Agreement and remove the property from the market. At this stage, the buyer pays a reservation fee/deposit to secure the property. A common figure is around 5% of the agreed sale price, but in practice, reservation fees can range from 100,000 THB to 20%, depending on the property type, deal size, and the terms agreed between buyer and seller. The deposit is typically non-refundable if the buyer withdraws without cause, but conditions can be negotiated.

In Phuket’s resale market, reservation deposits for condominiums often fall between 50,000–300,000 THB, while villas or higher-value properties usually require 5–10% of the purchase price as security. This provides assurance to sellers that buyers are committed.

Step 4: Closing The Sale & Transfer of Property

We will coordinate with the lawyers of both buyer and seller to draft the Sale and Purchase Agreement (SPA). This document sets out all the terms of the transaction, including the agreed price, payment schedule, items included in the sale (e.g., furniture, appliances, kitchenware), and any special conditions agreed upon.

We strongly recommend that both parties appoint their own independent legal counsel. This helps ensure the terms are fair and transparent, reducing the risk of unexpected issues later in the process.

The SPA is typically signed either at the Land Office, one of the lawyers’ offices, or our office. All required documents must be signed by both parties, but if one party cannot attend in person, the transaction can be completed remotely by granting Power of Attorney (POA) using the official Land Office forms.

At the final transfer at the Land Office, both buyer and seller (or their legal representatives) must be present. At this stage:

  1. Applicable property taxes and transfer fees are paid.
  2. The buyer transfers the funds to the seller (usually via a cashier’s cheque).
  3. The property is officially registered in the buyer’s name, completing the handover.
