Bangtao, Layan, and Laguna on the north west coast of Phuket is a premium area, featuring top restaurants, a manicured golf course, funky beach clubs, wine bars, horse riding on the beach, and premium shopping; making it a cool place to hang out.

The Bangtao & Layan Beaches are actually one stretch of sand and far less crowded than the other main beach resorts on the West Coast.

Laguna, is a private development spanning 2km of beachfront and a significant area behind it, consisting of five-star hotels, lagoons, property developments, a golf course, recreation facilities, and much more. There is also a free shuttle bus that transports guests around the area.

Condo and apartment development is focused inside Laguna and the vicinity just outside, allowing owners to benefit from being within walking distance of the premium facilities as well as the beach.

Laguna and the nearby area draw many visitors and attract investors in terms of the well-kept public space, unobstructed sidewalks, manicured lawns, and a well-maintained natural environment. The opportunity to invest in a property in an ordered and well-managed area that is properly zoned makes this area of particular interest for property investors.

Bangtao/Layan is the closest prime beach resort to the airport, being only 20 minutes away. This is a big tick in the box considering Phuket’s increased road traffic and resulting in a rise in journey times to resorts situated in the South of the island.

From an investment point of view, the downside to this area is the lack of sea views due to the lack of hills but the upside is very competitive property prices in a premium location.

Chalong

Chalong


Chalong Bay is a vibrant combination of a port, residential area and shopping hub on the east-central coast of Phuket, just south of Phuket Town and north of Rawai.

The shoreline in Chalong tend to be rocky and rather unsuitable for swimming. There are plenty of boats and yachts to watch for the interested with vessels depart from Royal Phuket Marina and Chalong Pier to surrounding islands in Phang Nga Bay, such as Coral Island for diving and snorkelling trips.

Chalong Bay is home to the iconic hilltop Big Buddha and the elaborate Wat Chalong. You will not find a lack of interesting things to do in Chalong, including golfing at Phunaka Golf Driving Range, go-karting at Phuket Racing Kart, and the famous Muay Thai Soi (Soi Tai-Ed) is located in the northern part of Chalong.

The nightlife in Chalong Bay is concentrated around the 800-metre long pier and the 5-lane Chalong Circle, with most bars and pubs been operating for decades.

The Chalong property market consists mostly of villas, townhouses with and without private pool, but there are also a couple of condominiums. The area is popular among expats and long-stay tourists.

Chalong area is usually more suitable for the expat families with kids who are sending their kids to International schools. It is possible to find so many long term rental properties in Chalong area.

Chalong has been developing gradually since the Chalong Circle underpass is completed. There are couple new International Schools started operating in the area.

Kamala

The beach resort of Kamala is currently undergoing the most fundamental change of any resort on the island with large-scale development underway. This could be a game-changer for Kamala and will upgrade the area overall, making it home to a greater number of premium and luxury facilities that have already attracted a more upmarket clientele and a big reason for investors to purchase property in Kamala Beach. The knock-on effects will be greater-than-average capital growth in existing property prices, a number of piggy-back developments and high-end facilities that will serve the new demand generated by this exclusive sector.

Until very recently there was only one condominium development located on the beach- side of the main coastal road that passes through the centre of Kamala. The majority of developments feature condos and apartments that are pasted along the hills that enclose Kamala, approximately three to five kilometres from the beach. Kamala Beach itself has long been revered as one of the best locations on the island and the resort area accompanying it retains a laid-back charm.

Kamala now has four condominium developments being built on the beach or close to it. There are some amazing sea view apartments available with direct access to the beach, which are available at a range of both unit size and price. For the purchaser seeking a holiday home or an investment, there are hotel managed developments available offering excellent passive returns. These passive rental returns are even more attractive considering the robust capital growth due to the upgrading of Kamala as a whole.

Kamala is also an excellent location being only ten minutes North of Patong and 30 – 40 minutes from the airport which makes it ideal for those who wish to reside in a peaceful and relaxed beach resort but wish be within striking distance of the nightlife and shopping of Patong.

Kata & Karon

Properties in the Kata – Karon area are popular with investors due to the wide range of condos and apartments available. Here, easy access to both Kata and Karon beaches as well as breathtaking sea views, are on offer.

There really is something for everyone in Kata and Karon; an apartment or condo to fit all types of lifestyles and budgets, from compact 30 sqm studios to high-end four bedrooms 400 sqm penthouses, from older condos tucked away on the hillside to the newest hotel managed condos.

Prices range from 70,000 THB per sqm for a sea view apartment of around five years old and up to 150,000 THB for the newest and exclusive luxury apartments with panoramic sea views.

The resort of Kata and Karon has developed primarily as a family and couples beach resort destination. Many holidaymakers that visit Kata – Karon enjoy being close to the beach and within walking distance of all the facilities. In fact, it’s ideal for visitors as Kata and Karon have more facilities within walking distance than almost any other resort on the island.

Kata and Karon is an established resort popular with holidaymakers and has a strong year-round demand for accommodation, making an investment in a condo or apartment designed to generate rental returns, a very strong proposition. The prime sea view land on the ring of hills that enclose the Kata – Karon area is nearly all developed. The upcoming shortage of available land plots is likely to drive up prices of existing properties further.

Kathu

Kathu


Kathu is the smallest of the 3 districts that make up Phuket. It covers the central part of the island from the west of Phuket Town to Patong and Kamala Beaches. Kathu's old village is roughly midway between Patong Beach and Phuket Town. Small and communal, it's home to a handful of attractions and recreational spots such as Kathu Waterfall as well as several golf courses.

A nice way to enjoy Kathu and mingle with the locals is to visit the fresh markets that offer a great variety of goods, from food to clothes and household items. There are a few Buddhist monasteries in Kathu including Wat Kathu and the Kathu Chinese Shrine which’s the most important religious site for villagers – it’s where the famous Phuket Vegetarian Festival originated from.

Kathu mostly attracts locals and ex-pats who love playing golf or living close to international schools and other amenities. Kathu also offers great tropical living to its residences since it is surrounded by lush jungles, waterfalls, and rivers. Being right in the middle of everything but still having the luxury of quiet living is the main selling point for Kathu. Also, property prices in Kathu are a lot cheaper than in other areas because of the low land prices.

Koh Kaew

Koh Kaew is a district just north of Phuket city and the junction to Bypass Road connecting to the central Kathu area.

Here you'll find the Royal Phuket Marina, British International School, and several gated housing communities like Habitia and Saransiri.

Koh Keaw is definitely one of the most upcoming areas in Phuket, especially amongst locals and ex-pats. The reason is definitely being very close to Phuket Town, but also being a little outside of it. Also, Koh Keaw is right in the middle of the island, so it is very convenient to reach places like the airport, marinas, beaches, International Schools, Phuket Town, and pretty much whatever you may need.

Royal Phuket Marina and Boat Lagoon also in Koh Keaw, therefore some of Phuket's main events are being held in these compounds such as Phuket Yacht Show and many more annual events. Some top class restaurants can also be found in these marinas.

Mai Khao

Mai Khao Beach is on the northwest coast of Phuket. This 11-km-long straight beach is still blessedly undeveloped as it's part of the Sirinat National Park. The only significant landmarks along the beach are the JW Marriott Phuket Resort and Phuket International Airport near Nai Yang Beach.

The sand of Mai Khao Beach is possibly the coarsest of any on Phuket, but it's also practically deserted a lot of the time, making it possible to walk for kilometers without another soul in sight. A short distance out into the water, there's a sharp drop off into the Andaman Sea, so take care when you're going for a cooling dip.

The famous picture underneath a landing airplane can be taken in Maikhao beach for those Instagram users. Another cool feature about Mai Khao is of course its fantastic potential. There is a new International Airport project is on the horizon for Phuket and it will be located just after Sarasin Bridge which connects the island to the mainland. Therefore Mai Khao will be the closest town to the new airport and the first town that every single passanges will pass by when they arrive in Phuket.

Nai Yang

Nai Yang


Nai Yang is a casuarina-lined beach in the north of Phuket. This relatively quiet beach is excellent for kite surfing, but there are many things to see and do besides lounging on its sands.

Experience the local culture by visiting its morning market and a Buddhist temple (daily aerobic sessions take place in the morning). Sirinat National Park, which encompasses Nai Yang, Nai Thon, and Mai Khao beaches, is a must-visit if you want to spend time in nature. 

Nai Yang is located right next to Phuket International Airport. It is in natural park status. Therefore it is one of the most pristine beaches on the island. There are a couple of nice hotels such as JW Marriott and Slate in the area. Also, some new condominium projects are being launched in this neighborhood.

Naiharn

Most buyers choose to purchase a condo or apartment in Nai Harn – Rawai due to the residential nature and laid-back atmosphere of the area. Being on the doorstep of one of the top 10 beaches in Asia (as voted on TripAdvisor) is also a big attraction. Nai Harn and Rawai overall feel more like a village beachside community rather than a holiday resort.

The residential nature of the neighbourhood has meant that development tends to be more sporadic, as opposed to clustering around focal points. The result is that two beaches, many excellent restaurants and other facilities are spread out within an accessible 3km radius. Most visitors have transport in order to get around, in order to access all the local area has to offer.

A big plus of the Nai Harn – Rawai area is that it services an expat community and is therefore largely self-contained. Most facilities you will need are easily accessible such as shops and supermarkets, kinder gardens and schools as well as lots of restaurants – spanning a range of cuisines from around the world.

There are a range of condos and apartments to choose from close to Rawai or Nai Harn beach. The land immediately behind Nai Harn Beach cannot be built on due to zoning laws but the land just behind the lake- 500 – 700 metres from the beach – is home to a number of condo developments. Similarly, the developed area close to Rawai beach has a variety of condos and apartments and there are may beach side restaurants, bars etc nearby.

One thing to bear in mind about this area is that, due to the land being mostly flat, sea views are at a premium and generally only available from condominium apartment buildings only. From an investor point of view, this area suits buyers looking for a property for residential purposes or for tenants on longer-term rental contracts.

Naithon

Naithon


Naithon Beach is one of the last remaining undeveloped spots on the island. Just a lovely beach, shady trees, a few sea food restaurants and a few small hotels and guest houses.

Although it is close to the airport, it remains isolated, peaceful, scenic and totally relaxing. Phuket as it was 20 years ago. Phuket's one of the best hotels Trisara is located in Naithon beach. Also well known luxurious Malaiwana project is located in this area. Naithon beach is located right next to Naiyang beach. Also it is quite easy to reach Layan beach and Bangtao for shopping and top class restaurants from Naithon.

Natai Beach

Natai Beach is a 10km-long strip of quiet, peaceful, and exclusive beach in the Phang Nga Province, just 6km north of Phuket. Only 30 minutes from Phuket International Airport, this truly hidden gem has easy access to outdoor activities from boating, water sports, golfing and hiking.

The building laws of Natai Beach prevent the construction of any hotel with more than 80 rooms. Instead, you'll find a few exclusive low-density residences and private pool villas, many of them absolute beachfront.

Natai Beach is unspoiled and has none of the jet skis, speedboats, tailor shops, and towering hotels that might be a bother at other similarly stunning destinations. Instead, you will find only coconut groves and flowery lagoons along the quiet road which runs parallel to most of the beach.

Pa Klok

Pa Klok is located in the north-eastern part of Phuket. While not as developed as the West Coast of the island, this is an up-and-coming area and luckily for property investors there are still amazing deals to be made.

Pa Klok is the ideal location particularly for property owners looking to get value for their money when it comes to spacious and beautiful sea view villas.

Three bedroom villas can be found as cheap as 10M THB.

Ocean view villas in Pa Klok can be found from as low as 15M THB, but most exclusive sea view villas are in the 30M+ THB range.

The view of the islands from sea view properties is simply spectacular, and as a bonus, living in Pa Klok you'll be close to Mission Hills Golf Course and much closer to Phuket International Airport compared to the southern parts of the island.

On the lower end of the spectra, detached houses can be found for 2-3M THB and while there are not many condo buildings in the Pa Klok area, there are apartments for sale in connection to the Ao Po Grand Marina.

Panwa

Cape Panwa is a quiet but remarkable part of Phuket's east coast, home to some stunning yet little-known beaches such as Ao Yon (Oyster Bay). With views across Chalong Bay and Lone Island, luxury villas and condos line much of the seafront, taking full advantage of the beautiful setting.

Cape Panwa is a lovely spot for those seeking peace and quiet, but that doesn't make it a boring backwater. There are some first-class restaurants and interesting attractions in the region, but don't expect too much excitement after dark. Phuket's one of the most exclusive hotels Sri Panwa is located in this area. Also Pullman, Crown Plaza, Kantary Bay as well as top class detox and wellness resort Amatara located in Panwa neighborhood. Phuket's Aquarium as well as Khao Kad view points are some of the attractions to visit at least once when you are in Phuket.

Phuket Town is only 5 minutes drive away, therefore Panwa is quite central and very close to International Schools, International Hospitals, Shopping Malls, Restaurants, Fresh Markets etc.

Patong

Patong


Patong has a wide range of condos and apartments and is home to some of the longest established developments on the island. There is a range of prices available; condos and apartments over 10 years old are generally priced at under 100,000 THB per sqm and new or more recently completed condos and apartments are priced at around 150,000 THB per sqm.

As Phuket’s most popular resort, rental demand is very strong which means that pretty much any condo has decent rental returns. As we know, successful property investment is often about location, location, location and the vast majority of condos and apartments in Patong are within walking distance to the key facilities. These include the beach, Bangla Road, the Junceylon shopping and dining complex, as well as any number of local restaurants, bars, and shops.

Investors generally view a property purchase in Patong as either a pure investment for rental returns or a hybrid investment – i.e. a holiday home property in which they prefer to spend shorter periods in their property and rent it out the rest of the time.

Older condos and apartments generally do not have hotel management set up in place, so it would be necessary for owners to manage the rentals themselves through Airbnb or similar sites. A satisfying10% rental returns are achievable with the correct set up in place. Condos that do have hotel management set up in place, offer hassle-free passive returns.

Phuket Town

Phuket Town


Phuket Town is a historically rich part of the island, built on riches reaped from Phuket's tin industry. The town has absorbed many aspects of the varying cultures which have called it home over the centuries. Along its narrow streets, you will find grandiose Sino-colonial mansions, Buddhist and Taoist temples, ornate and beautifully preserved shophouses, quaint cafés, tiny printing shops, and art galleries.

Being the hub of local life, Phuket Town is probably the best place to get the 'real Thailand' experience on the island. It is compact enough to explore on foot – visit early in the morning or after the day has lost its heat. There are enough restaurants and local markets to provide you with delicious local food and drinks throughout the day.

There aren't so many villas for rent and sale in Phuket Town, but it is easy to find many apartments and condos both for rent and for sale for reasonable prices. Also townhouses quite popular type of properties in Phuket Town. It is a beautiful, vibrant little town with amazing food options, sincerely nice local people with reasonably priced accommodation option for those who want to experience real Thailand living.

Rawai

Rawai Beach lies at the southernmost tip of Phuket. This west-facing beach is very pleasant, with plenty of trees providing shade. Just west of Rawai is Promthep Cape (Laem Promthep) a small peninsula that provides an excellent viewpoint over the Andaman Sea.

As Rawai is rather close to Phuket Town, it's often the beach of choice for family outings. You'll see many locals enjoying picnics, usually on Sundays. 

It's not a good idea to swim at Rawai because of the many boats moored there. The sea is quite shallow and when the tide goes out at Rawai Beach, mudflats and rocks are exposed.

Surin Beach

Popular with jet set and frequent visitors such as Brad Pitt, Angelina Jolie and Leonardo di Caprio amongst others, Surin is home to some of the most exclusive resorts and property on the island such as Amanpuri, Twin Palms and The Surin. The quaint and peaceful beach of Surin and the premium facilities have always been attractions for international visitors.

Until recently, Surin was an area of premium luxury villas and five-star hotels only. Now there are a number of condos, some completed and others at various stages of construction. If the old real estate adage of always investing in the cheapest property in the best area rings true, then an investment in a new condo or apartment in Surin could be a smart move.

Surin is a small and very accessible resort with the beach, high street boutiques, shopping and swanky restaurants all within striking distance. The spike of new developments and the shortage of land in the area will mean an increase in capital growth of property in Surin.

In addition, Surin is also set to receive an upgrade with a new park designated to be beautified directly behind the beach which will enhance the pleasantness of the area.

Surin Beach is also only a few minutes walk to Bangtao Beach, so anyone who purchases a property in Surin has easy access to Bangtao Beach. In addition, the supermarkets, shopping and facilities of Laguna are only five minutes away and the airport is only a 25-30 minutes drive away, making Surin a prime location on Phuket.

There is no doubt about it, Surin is classy and to a certain extent it has become a brand name by itself, synonymous with luxury and some of the best Phuket has to offer.

Thalang

Thalang


Thalang is one of the 3 districts that make up Phuket and is located in the northern part of the island. If you’re staying at Patong you’ll pass through the district on your way to your hotel as Phuket International Airport is in the northern part of Thalang district. Visitors looking to catch a glimpse of how Phuket was before the blooming of its tourism industry will enjoy various parts of Thalang.

Take small side roads that lead you to local villages (where you can still see some old wooden houses), rubber plantations, beaches and a few national parks. Popular Thalang attractions include the Splash Jungle water park, Thalang Museum, Phuket Heroines’ Monument, temples, and international award-winning golf courses.

Yamu

Yamu is located on the east coast of Phuket. Here you can find underpriced sea view villas and luxury property overlooking the Andaman Sea and the dramatic limestones of Phang Nga Bay.

Yamu bay is the home for Phuket's some of the most expensive and exclusive properties. Because of its surreal Phang Nga bay views, Yamu has always been attractive for property owners who would like to enjoy this natural beauty. Even though Yamu isn't a suitable beach for swimming, Thailand's some of the best islands Koh Yao Noi, Koh Yao Yai, Koh Hong, Naka Island are all in 20 minutes boat ride away from Yamu shores.

Since this area is the home of the luxurious living, there are of course some of the best restaurants such as Como and Taste also located in this area. Yamu is suitable for those who looking for absolute tranquillity, enjoying stunning sea views and not being too far from Phuket Town and amenities.
